The following booking Terms and Conditions for the Glenbrook villa are essential
to ensure the quality of your stay and that of future guests.

Confirmed Booking
The signing of the booking form confirms the acceptance of the terms and conditions set out below and shall be binding on all the persons intending to occupy the property whether or not such persons have signed the booking form. The Owner will confirm each booking as soon as possible after receipt of the signed booking form and deposit is received. Once the Owner have issued the booking confirmation the signatory is responsible for the total price of the rental property as agreed. The remaining balance must be paid 10 weeks prior to arrival. If the full balance is not paid 10 weeks before arrival, we reserve the
Guests should contact us to check available and price. Provisional bookings will only beheld for 5 days. A booking will only be considered firm when the reservation deposit has been received and when we have confirmed the booking. An initial payment of USD $250 is required at the time of booking. Once the booking is confirmed, the initial payment shall be non refundable but will be deducted from the total amount due. The remaining balance of the agreed rental cost must be paid 10 weeks prior to your rental period. If payment is not received, your reservation will be canceled and your deposit will be forfeited. Bookings made less than 10 weeks are payable in full at the time of booking. The owner reserves the right to cancel the booking if payment is not received by the due date. Only persons named on the booking form are entitled to use the property. The maximum number of guests in the villa is ten (10) with the condition that all persons sleep in the bedrooms/ beds provided. Please look at our floor plan for the number of bedrooms available. We also provide a travel cot and high chair. No pets are allowed in the accommodation. Under Florida Law this property is considered a public space and therefore no smoking is allowed inside the villa.

Check In
Guests will be assigned a door code by the Gold Key management or the owner. Check in to the villa is after 4:00 PM on the date of arrival as shown on the Booking Confirmation. Any arrangements for early check in or late departure must be requested in advance prior to guest arrival. We will do our best to accommodate these requests.

Check Out
Check out is on the date of departure as shown on the Booking Confirmation, at 10:00 AM. Guest must be out of the property. In the event that it is found that the Guest has not departed the Property on the date of departure, at the due time, then the Guest will pay a penalty charge of one day’s rental. . Any arrangements for early check in or late departure must be requested in advance prior to guest arrival. We will do our best to accommodate these requests.

Rental Rates:
The accommodation rates quoted are PER DAY or PER WEEK (7 days, not per person), and include electricity, air conditioning, heating, local telephone calls, cable TV (excluding Pay-for-View), bed linen, towels, the use of all the resort amenities and facilities. 

Damage Deposit
We also require a security deposit of $500; this can be put on a credit card, 7 days prior to arrival. The deposit will be credited to you within 7 days of your departure unless there has been damage to the villa. The premises will be inspected both before and at the end of each rental. The party must treat the property, it's furniture, fittings, utensils and other facilities with respect. Any loss or damage must be reported immediately to Gold Key Management. The party leader is responsible to pay for any loss, damage or breakage. The owner reserves the right to withhold any monies from the security deposit to pay for any loss or damage caused to the property or its contents by any member of the party. Once it is determined that the property is in satisfactory condition, the damage deposited is released within 7 days after departure with no damage to the home. We know accidents can happen and small breakages for example the odd glass or plate will not be charged to your deposit, but please let us know as soon as possible so that it can be replaced.

Cancellations
Cancellations must be confirmed to us in writing. E-mail cancellations are not acceptable. In the event that you cancel your reservation, or we have to cancel the arrangements due to non payment of the balance due within the time allowed before departure, cancellation charges will be made as follows;

Prior to 10 weeks before arrival date = loss of booking deposit
10-8 weeks before arrival date = 50% Deducted
8-6 weeks before arrival date = 75% Deducted
6 weeks or less before arrival date    = 100% Deducted

To cover any possible cancellation we would strongly recommend that you take out the adequate vacation insurance.

Numbers in Party/ Suitability
The numbers of persons occupying a property must not exceed the maximum number listed in the booking confirmation including small children. This is Florida state law and must be adhered to. The accommodations cannot be shared or sub-let and only the persons shown on the booking form are permitted to stay in the property.  Persons under 21 years of age are not acceptable unless accompanied by parents or responsible adults. The Gold Key Management or owner reserves the right to refuse any booking, which, in its opinion, is unsuitable for the property concerned.

No Smoking Policy
In accordance with Florida rental regulations and for the convenience and safety of all guests, sensitive smoke detectors are fitted throughout the villa therefore smoking is not permitted inside the villa/garage in any area whatsoever. However, smoking outside on the patio area is permitted, please use the ashtrays provided. Any tampering with smoke detectors will result in a deduction from your security deposit and can lead to legal action.

Swimming Pool
Pools are a great source of enjoyment but can also be dangerous. All children must be supervised at all times whether actually in the pool or playing on the surrounding pool deck. Caution must also be taken by all persons when walking around wet areas. The owner/ Gold Key Management  do not accept responsibility in the event of injury or death howsoever caused as a result of the use of the pool area. Please refrain from taking glass or crockery items to the patio/pool area. Suitable unbreakable items are provided for this purpose. The pool depth ranges from 3 feet to 5 feet and the Jacuzzi is approximate. 3 feet 6 inches deep. The pool is regularly inspected, cleaned and maintained but may be affected by dust, dirt or insects, particularly during or after bad weather. Very occasionally, pool heating or lighting, etc.. breaks down - in the unlikely event that the pool heating breaks down during your stay (if you have pre-ordered this), the owner/ Gold Key Management  will either provide the owed day(s) pool heating at a later time or refund the unused portion of pool heating costs.  Pool heating is recommended (but not compulsory!) for stays between October & May (but can be ordered for any month, to your choice) and must be requested on the Booking Form. There is a 4 day minimum requires for pool heating. You should note that our Jacuzzi cannot be heated separately from the pool as it has a waterfall feature which runs water in the pool - if you wish to have the Jacuzzi heated, you will need to order pool heating. Note that the home owner can not guarantee specific pool temperature. Sometimes, especially during winter months, the pool heating may appear to make little difference to the temperature of the water due to the low outside temperature. The cooler months are generally between November and March. We are unable to guarantee the water temperature with pool heating as this will depend on the prevailing weather conditions. If you have ordered pool heating but the weather is warm, you will pay for the ordered pool heating as this will have been turned on in advance of your arrival and no refunds will be given in these circumstances. The pool is cleaned and chemically balanced every week for your safety and comfort; however on rare occasions it may be necessary to apply extra chemical to the pool to maintain safe and correct chemical levels. Should this occur during your stay it will be necessary for you to be out of the pool for a period of 12-24 hours for safety reasons. Please note that the Gold Key Management  nor ourselves accept no liability for compensation for the loss of pool heating or lighting facilities other than as noted above.

Liability
The Owner and the Gold Key Management  of the property accept no responsibility for death, personal injury, accidents, loss or damage to persons or personal belongings however caused. The use of all accommodations and amenities including the pool is entirely at the user’s own risk. Children must be supervised by responsible adults at all times when using the pool. Guests are specifically advised not to allow unsupervised children into the pool area. Glass or crockery is not permitted within the pool area. We cannot accept liability for acts of omissions of or changes of third parties, such as Airlines, Car Hire companies etc. We can neither accept responsibility or liability for any accident, injury or illness sustained during your rental period, regardless of how it may occur. The Owner and the Gold Key Management  cannot accept responsibility for the sudden failure of villa equipment but will take immediate reasonable action to rectify any such failure upon notification by the guests. If the pool heater cannot reach optimum temperature due to adverse cold weather conditions the Owner or the Gold Key Management  cannot accept liability.

Climate
Guests should be made aware that, as Florida is a tropical climate it is the home of many insects etc. All homes are treated on a regular basis to repel such unwanted visitors, but inevitably they occasionally will find there way inside properties from time to time. They are best eradicated by spraying with an appropriate product.

Complaints or Dissatisfaction
The Owner does not accept responsibility for the breakdown of the supply of water, or electricity, or failure of mechanical equipment such as air-conditioning, washing machines, dishwasher or swimming pool systems, though we will use our best endeavors to arrange for any such problems to be solved quickly. In the unlikely event of a complaint during your stay please contact our local Gold Key Management  immediately who will use their best endeavors to rectify the situation to your satisfaction.If there are any problems during the rental period, which could not be solved by dealing directly with the Villa staff please contact the Gold Key Management  immediately and he will use its best endeavors to rectify the situation. Any complaints must be notified to Gold Key Management  within 24 hours of the occurrence-giving rise to the complaint. Should a problem remain unsolved please make a complaint in writing to the owner within 14 days of the completion of the rental period. We will not accept liability for any dissatisfaction or other complaints not reported to our local agent during your stay.

Valuables
Any valuables left at the property is left at ones own risk. Neither the Property Management nor the owner nor the staffs are responsible for their loss or damage.

Insurance
IT IS STRONGLY RECOMMENDED THAT YOU AND ALL MEMBERS OF YOUR PARTY TAKE OUT HOLIDAY TRAVEL/ MEDICAL INSURANCE TO COVER CANCELLATION FEES AND ANY OTHER LOSSES THAT MAY OCCUR. IT IS YOU RESPONSIBILITY TO ENSURE THIS IS SUFFICIENT. THIS IS RECOMMENED FOR ALL NATIONALITIES INCLUDING AMERICANS.

Force Majeure
We cannot be held responsible nor accept any liability where we are prevented from fulfilling our contractual obligations by 'force majeure'. Should the property be destroyed by fire or other casualty so as to become unfit for human habitation prior to occupancy by GUEST, this lease shall become null and void and all payments made hereunder shall be refunded to GUEST, who agrees to hold the OWNER harmless in such a case. Should the property be rendered uninhabitable by an Act of God (including but not limited to hurricanes, storms, floods, environmental disaster, loss of utilities), other events outside our control, during tenancy, reimbursement on a per diem basis will be negotiated between the GUEST and the OWNER. Your travel insurance may cover you in some of these events. 

Owner Access
The owner or their Gold Key Management  Company may enter your villa to perform any repairs as necessary, but only by advance appointment and approval of our Guests.

Governing Law.
This agreement shall be construed in accordance with and governed by the law of the United States of America.
